Tap spawners (Toolbox, Cleaning Cabinet, Flower Pot) at the top to generate level 1 items using 1 energy. Drag or tap identical items to merge them into higher tiers. Merge into cobwebbed items to unlock them. Once you assemble the items required by an active quest, hit 'Renovate' to restore that estate area and earn stars.

How do I clear items trapped in cobwebs?
Cobwebbed items cannot be dragged directly. Instead, create an unlocked item of the exact same chain and tier on the board, and drag it onto the cobwebbed cell. This breaks the web and produces an unlocked item of the next tier!
What should I do when the board is full and spawners cannot produce items?
Scan the board for matching items to merge and free up cells. Tapping any item highlights all compatible merge targets in pulsing yellow. Additionally, completing quests consumes the required items, opening up multiple vacant slots.
